STEP 1 REGISTER YOUR INTEREST

STEP 2 THE SEARCH BEGINS
With a clear understanding of your requirements you will receive a selection of properties in corfu that match your criteria.
In order to secure a property in Corfu, we recommend an early viewing.

STEP 3 MORTGAGE
It is advisable to get your finances, including your mortgage, agreed in principle as early as possible, as having to organise finances after you have found a property in Corfu can result in losing out to another person who is ready to go.

STEP 4 VIEWINGS
We're available at times to suit you. We can arrange a hotel or apartment in corfu for you to take the stress out of your visit. On the day of your viewings we'll pick you up from your hotel and take you to the door of each Corfu property you are here to see.

STEP 5 MAKING AN OFFER
Once you've found a suitable Corfu property, we'll put your offer forward to the seller, both verbally and in writing. Any offer is subject to contracts being signed.
There are no legal obligations in Corfu on either side until contracts are signed.

STEP 6 LEGAL
A solicitor will be required to handle the legal paperwork involved. We advise you to appoint an English speaking lawyer, preferably one who is local to Corfu as they will be on the spot to do searches and will know the local laws and regulations of Greece.
They can check for clean title, help to fix the "assessed value", and ensure that the property is free from outstanding taxes which the new owner would otherwise inherit.
At this stage, if the vendor backs out after a pre-contract has been signed, you get your deposit back, plus they will pay you an equal sum as penalty. If you back out, you would lose your deposit.

STEP 7 SALE AGREED
Once your offer is accepted, you will need to instruct your solicitor to proceed immediately. You will also need to put down a 10% deposit to secure your piece of Corfu real estate.
At this stage it is a good idea to discuss exchange and completion dates.
This is also the time to instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey.

STEP 8 EXCHANGE OF CONTRACTS
The contract then needs to be signed by you and the seller.
The completion date is then set.

STEP 9 COMPLETION
This is generally set a few days to a few weeks after exchange of contracts, depending on each party's personal requirements.
Residual monies (usually 90%) are now transferred from your solicitor to the seller's solicitor's account.
Congratulations, you are now the legal owner of your new home on the beautiful island of Corfu!
